  1. Be as well prepared for the sale as possible.

Most sellers will be in a chain e.g looking to buy a property themselves and relying on the sale of their current residence to move on, and this can slow the sale down. However, making sure you are in the best position to move, by being as ready as you can to purchase your next property, can help you to sell quicker. 

Being well prepared means things such as already pre-empting mortgage terms and criteria with your broker and engaging with your property solicitor. There is always a possibility that sales can fall through, so getting things prepared beforehand can help to prevent the likelihood of a sale breaking down.

  1. Sell to a private buyer.

The majority of sales normally go through the traditional route of an estate agent, but how about marketing the property yourself, and saving on the costs you would need to spend on an estate agent? 

Especially in this day and age, social media is a powerful tool. How about marketing your property on Facebook Marketplace, Gumtree, in a local newspaper, or even having a personalised signboard in your window or outside your property? 

It’s not as hard as you might think, and it isn’t as complicated as many might believe, yes you have to be prepared to manage the viewings and engagement of solicitors, etc., but it could be of great benefit to you in the long run from a money-saving aspect.

Another way of speeding up the process of selling a property is to consider selling to a cash buyer; this way, there is less risk as long as they can provide legitimate proof of funds. This removes the reliance on a chain where there is more of a chance of the deal falling through. With this way, there is no dependence on the buyer requiring their current residence to be sold to purchase.

The auction method is a fair and transparent process for the seller and buyer, especially for those properties that are considered in high demand. There is no faster way to sell your residential property, mixed-use, commercial property, or land. The whole process from instruction to completion can take as little as 2 months.

This is a fixed timeline and is legally binding for both parties. This means an auction is the best option for anyone with time restrictions, such as those relocating, under financial pressure, or wanting to dispose of an investment property.

An auction gives you a better chance of selling your property than with an estate agent alone. You could likely receive more price-wise than you expect, depending on the popularity of the property.

As soon as the hammer has fallen, the exchange process starts with the buyer, and they are legally committed to complete the transaction. On average, a third of sales through the traditional estate agent method fall through after they have been agreed, so selling by auction is a far more secure way to sell. You can also consider selling before the auction takes place if you get an acceptable offer beforehand.

  1. Pre-empt the information and documentation that’s required

Any window and door certificates, boiler warranties, building regs certificates, the property’s Energy Performance Certificate (EPC), as well as any legal documents, will speed up the selling process.

There is nothing wrong with having furniture in the property, but present your home like a show home so people can see how it looks, without it being cluttered with boxes, toys, or anything else, which won’t help the overall opinion of the property.

  1. Choose a well-established estate agent or property consultant

Shop around in your local area for estate agents, if that is the route you would like to go down. Look out for the name of the estate agents on for sale boards on your street and local area, ea and also if you know people or neighbours that have a good referral, you could also explore that idea. 

Get comparisons from several agents or private property consultants, and see what each one has to offer, ensuring they try to get you the best price and don’t try to just get an unrealistic high price, which could potentially mean your house sits on the market for longer than you expect.

  1. Be flexible with viewing.

Don’t be restrictive when it comes to viewings, even if it is in the evening or when you are not there, give permission to the agent to show the property whenever they can. 

Even if it is you who is managing the viewings, be open to different times as well as weekends. The more people who see the property, the more likely you are to receive offers.

I’m not the biggest fan of open house events, as it does encourage a lot of footfall in your property in a short space of time and promote this crowd mentality, whereas some people prefer the more personalised private showing mentality.

However, if you wish to sell quickly this option could generate the buzz you need to get offers in quickly, as people will be competing against each other to purchase the quickest.

  1. Be flexible with price, don’t be unrealistic with your expectations

Be open to offers, trust your own research of recently sold prices in your area, do as much comparison as possible, and also trust your agents’ knowledge and experience of recent sales in the area, ensuring they have done a good number of accurate comparables.
